Non-QM Loans — When Conventional Says No
You're a real-estate investor, a business owner, a self-employed pro, a foreign buyer, or asset-rich and income-light. Conventional lenders look at your tax returns and decline. Non-QM looks at the actual asset, cash flow, or deposits — and approves.
DSCR
Debt Service Coverage Ratio loans qualify on the property's rental income — not yours. No W-2, no tax returns, no employment verification.
Bank Statement
Qualify on 12 or 24 months of personal or business bank statements. The lender uses deposits to calculate income — your tax returns never come into the conversation.
Foreign National
Buy US property without a Social Security number, US credit, or US tax returns. Qualify using foreign income documentation and a larger down payment.
Profit & Loss
Submit a CPA-prepared P&L statement instead of full tax returns. Faster, simpler, and the lender uses business cash flow to qualify you.
Asset Depletion
